For Sale By Owner Avoids $30,000.00 Mistake

When we had decided to relocate, we had recently had an appraisal done by the Bank. The appraisal said our home was worth $440,000. We knew the Bank's appraiser was probably a bit low, so we decided to try to sell the home on our own and asked $450,000. After several weeks of getting mostly Realtor calls and very few serious buyers, we called Allegra & Howard. After viewing our home, they believed it should be listed at $49,000 more. After they asked us what it would take to make our selling experience a +10 on a scale of 1 to 10, we told them what we hoped to net after all the closing costs and professional fees.
We were very impressed with the Willis's marketing program, and obviously hoped their evaluation was correct, so we listed with Allegra & Howard at $495,000.
We are delighted to say that, within about 30 days, our home sold for $480,000 after just two offers. This was a full $45,000 over what we initially listed our home for, and we got $30,000 more than our original FSBO price.
